Dubai Uses XRP Ledger for Real Estate Tokenization
Dubai’s Land Department (DLD) has launched the Middle East’s first government-backed tokenization of property title deeds, utilizing the XRP Ledger (XRPL). This initiative, developed under the DLD’s Real Estate Evolution Space Initiative (REES) and implemented with Ctrl Alt, links on-chain deed tokens with Dubai’s existing land registry. Fractional title tokens, representing direct economic interests in registered properties, are minted. On-chain transfers instantly update the government ledger, eliminating paper conveyancing. Transactions are settled in dirhams, not cryptocurrency, but ownership is recorded as bearer tokens on XRPL. The project aims for AED 60 billion ($16 billion) in fractional-deed issuance by 2033, representing seven percent of projected property transactions. This aligns with Dubai’s Real Estate Sector Strategy 2033 and Dubai Economic Agenda (D33), promoting digital reforms. The Virtual Assets Regulatory Authority (VARA) licenses Ctrl Alt, ensuring compliance. XRPL’s selection highlights its reliability, stability, high transaction processing, and low fees. Ctrl Alt, with a history of tokenizing assets, now plays a central role in Dubai’s real estate sector. While the initiative offers increased accessibility and faster transactions, investors should be aware of the risks involved, including potential loss of value and the absence of conventional investor protections. The pilot’s success could make Dubai the first jurisdiction with real-time, public blockchain records of all property transfers, significantly impacting settlement times, market access, and data transparency. The PRYPCO Mint portal is live, allowing eligible UAE-ID holders to participate with a minimum investment of AED 2,000.
